Hilton Head Island and nearby Bluffton offer a variety of
neighborhoods, including gated communities with a wide range
of amenities, golf, beach and marsh-front developments, homes,
villas, apartments and time shares. Despite the current state of the
market, real estate sales have seen a slight upward turn, and many
new neighborhoods are still being built in Bluffton. The median
list price is $574,500 for properties on Hilton Head Island and
$234,000 in Bluffton.*
On and off the water, as well as in many of the area’s gated
golf and amenity communities, Hilton Head Island and the
surrounding areas feature numerous investment opportunities
for those looking to take advantage of the market. The area has
experienced steady demand as buyers relocate from different parts
of the country. Hilton Head Island’s population growth rate was
32 percent over the past decade, with a year-round population
of approximately 35,000. Buyers should consider exploring

Homeowners George and Kaye York made their home at Hilton
Head Lakes not too long ago, after much searching. George com-
ments, “We probably did as much research on a place to move
to as anybody I’ve ever talked to. We came from the North about
five years ago, but we actually spent 1 0 years choosing an area,
and we just kept coming back to this area. We’re water people,
and it was just something that was of great interest to us to be
able to afford to buy a piece of property on the water. I found
that the price here at Hilton Head Lakes was very affordable
and just made it a nice, easy thing for us to do.” His wife adds,
“We had no high pressure to buy. The concept was so unique it
appealed to our way of life, so we’re very pleased.”
